What is a mortgage capacity report?

A Mortgage Capacity Report (MCR) is an in-depth report that sets out the level and type of mortgage that you are likely to be able to take out after the difficult time of divorce or separation.

Why you need one

Mortgage capacity reports are requested by the courts as part of the process of reaching financial settlements between yourselves and will be required for every case that is dealt with via the Family Court proceedings.

How we help

We collect and record information from you which will include full details of your current income and expenditure, savings and investments, pensions etc. We also assess your credit status and history to assist us in providing the most accurate report possible. This is done in much the same way as when you are applying for a mortgage via ourselves where you may use our online portal, if this does not suit you then we are happy to arrange a face to face meeting if you are local to us, a virtual meeting if this is not the case or we can simply take all the details via the telephone, whatever suits you best. Following a thorough assessment of your position, we will supply you with a professional mortgage capacity report to forward to your legal representative, which will assist the court reach the financial settlement

What the report states

The in-depth report will state your details and how this has led to what we believe to be your maximum mortgage amount available affordable to you, the lender name, the monthly cost and the APR for the mortgage. You may wish this to include options with alternative scenarios which again we can assist.  

Who generates the report 

Our professional adviser who carries out the report will as a minimum be CeMAP qualified holding competent adviser status
